Our Approach

Setting the Investment Criteria

​

At First Cathay we like to establish a firm basis and understanding of the Investor’s particular preferences.

​

This is so we may be as effective as possible and offer an unequaled professional and effective service.

​

We will present only those properties which accord strictly with our Investor Client's particular terms of reference and investment and/or development criteria.

​

Alternatively, depending on competitive interest in the selected property and before each deal is presented, we may first secure the property under contract (by way of conditional contract, option or exclusive development concession and/or rights).

 

In this way important preliminary negotiations, research, feasibility and projections may then be completed to the satisfaction of our Investor.

A Client’s Investment Criteria

​

The Investor Client will already have (or arranged) the investment funds, resources or have committed provisional sums which are available to invest should the targeted real estate meet the agreed criteria – see provisional outline of criteria (below).

​

There will be allowances where the asset criteria does not precisely accord with these criteria. Other factors may outweigh (be more important) thereby making the investment worth securing.

A listing of criteria may include:

​

  • A preference for location – country, region or city.

  • The type of real estate investment – investment or development.

  • The category or class of real estate – shopping centre, residential, commercial office, resort and tourism, hotels, medical centres, apartment complexes, golf course developments and so on.

  • The size or purchase price of the investment(s), quantum of assets.

  • Valuation and replacement cost issues.

  • Depreciation, tax and currency issues – hedging or protection.

  • Cash flow and dividend payment issues.

  • Leverage – financing requirements, interest rate objectives, and protection.

  • The yield or profitability anticipated and when.

  • A single asset or portfolio of real estate assets.

  • The timing of the investment.

  • The duration of the investment – quick, medium or long term deployment of the investor’s funds.

  • Action with real estate assets or portfolio during term of holding.

  • Future substitution of investors.

  • Exit policy and procedures (future sale of the asset).

  • Valuation procedures, timing and method, tracking the performance of the asset.

First Cathay will assist Investors to identify and establish  the above criteria and other requirements.

​

We will also advise the Investor of the current availability of international real estate likely to meet those criteria and immediate steps necessary to progress the Investor’s requirements.
